what do you guys do when you run into some really thin color seal.     It just peels right off with brushing and rinsing with the spinner.

but its a lot of work to get it all off,    some areas its really thin laytexy and just comes right off.     Seems like a crappy seal job

690 sq ft of tile and 179 for carpets, got it all done in 5 hrs but some of this starting peeling out right at the end

Yep, sounds like it wasn't prep'ed properly if it's peeling off.......but other than stop cleaning and explain to cust. really no idea.

she left after I got started and was supposed to call for payment, I stopped and called a few times right when I noticed the peeling but she didnt answer.

I called again when packing up to say that I had to leave some windows open, water clawed some pee spots and dont want to close up the house.

was actually kind of annoyed by her not answering, what if her house was on fire. left her a text saying some windows are cracked I have to leave.

I have to do a better job of inspection on tile jobs, I have been in this situation. You start cleaning and all of a sudden color starts peeling off. Sometimes it won't all come off and now it looks like Sh*t. Ask the customer if they ever had it dyed-re-grouted or sealed. Scrape some in an inconspicuous area. Proper inspection is all you can do unless you want to get into a a stripping kind of situation.

Overall the grout went from poopy brown to nice clean gray color but just a few areas the color seal was tan over the gray and that stuff just kinda peeled right off.

eldiabloz is on the right track..

That's why I repeat what I was taught when it comes to hard surface cleaning, which is TEST TEST TEST (but in most cases it's just ignored or blown off as a waste of time),.....but doing it you can avoid most of these surprises, and time costing mistakes by diligently testing

Ya I looked closely and checked the areas to make sure it wasnt just really dark grout but actually that dirty.

Everything looked fine, but a small area outside the closet was that thin stuff underneath all the grime and then another area along the wall outside the kitchen.

almost looks like they started to color seal and didnt like it so they stopped

Just trying to help here by offering what I've been taught and learned from real floor Pros/instructors so don't take it the wrong way.

But a lot of times you can "look closely" and "check" real well all you want, and that doesn't usually show a potential problem, or a topical coating that is present that can be discovered by Testing.

Carry on as you would like.. wink

Most of the time that is the result of the homeowner trying to do their own grout work. I would bet a steak dinner that they already knew what areas were peeling up before you even told them. Wink

But what if the areas you tested didn't peel on you since AC said that it's peeling on certain areas only ?

ya that was the exact problem.      I told her about it,   shes really busy and just wanted it cleaned who knows if she even listened to what I said,   you know the type.

by checking I mean the same thing as testing, grout brush and the cleaner to see what happens when you scrub it out
