How much do you charge for carpet stretching ? Empty How much do you charge for carpet stretching ?

I know every area is different, last year I charge $ 1 / Sq ft and at one or two jobs, I hit a bump that extend the time to stretch by an hour or a little more than an hour, makes the profit margin drops substantially, I don't have that much request for stretching but when I do they usually go with me because not a lot of people do stretching ( thanks to Dave for teaching me how to stretch and inform me about this fact ).
I just had a guy called and asked how much to clean and stretch one room, 180 sq ft, I told him $ 1.25 / s.f. to stretch and $ 0.40 / s.f. to clean, came out to be just a little under $ 300.
How do you guys charge for this ?

I need to learn that skill....right now I refer them to a guy in town who does nice work. What he charges....I don't know.

Rob, go with him on a job, it's not that difficult unless if you start getting into replacing tack strips and such, I didn't want to mess around with tack strips cause in my areas there are a lot of homes with concrete slab subfloor, Dave told me it's not easy to nail those tack strips down into concrete slab.
I bought my power stretcher used off of eBay for $ 200 and it already paid for itself in the first job, I didn't want to spend $ 800 on a brand new stretcher without knowing if that's something I want to do, there is $$ to be made for sure in stretching.

Oh there's so much that can be said on this topic, and even though the basics are easy, there can be a lot of pit falls you can run into, especially if you don't know what to look for.

So, lets see where do I start, I guess with your price DP, if you can get $1+ a sq. ft. you're doing great I'd say. I'm from the old school, where carpet was sold priced and installed by the sq. yd., before Home Depot started pricing it by the sq. ft., to make it seem cheaper to consumers.........because there are 9 sq ft in a sq yd.

So I normally charge $6-8 per sq yd (which is also on the real high side...Because installers charge about $3 a sq yd to install new carpet, which is much more work than just restretching). But I'll also add to that price if the job needs tack-strip replacement or if seams are going to have to be done to get the job done.

I could go on and on, but I'll just leave it at that for now. Smile

Thanks Dave, I will try to keep it at $ 1 then but I think for a smaller job, the hassle of getting the power stretcher out of the van and setting it up warranted the extra $ 0.25 / sq ft.

Absolutely!!

No matter how small, I wouldn't do a stretching job for any less than 200 min, unless it was a cleaning job too, in that case it might be 150 min on repair/re-stretching part, plus the 120-150 min. on the cleaning.

That's what I'm looking for actually, minimum charge, so you separate them, which is fair because it is a pain in the butt to carry the heavy stretcher from home to van and from van to the job site, and then have to do it twice ( one on the way there and one on the way back ).

what do you do if a customer wants a re-stretch in say a master bedroom that has a king size bed with frame, night stands, dressers etc

do you require them to clear it out? or are you able to stretch the loose areas without moving much furniture?

Yes, for sure, separate!.....Still a min. 'repair' charge, in addition to the min. cleaning charge if it's just one room or a small area like that.

When Dave taught me how to stretch we actually stretch in master bedroom, we moved the bed, and dresser on one side of the room, stretch one side and then move both pieces to the other side and stretch the opposite side, that's assuming the room size is a decent size, if it's super small, then you or the home owner have to move them out.
I personally prefer to have the homeowner move all their shit out of the room first before we get there. It makes things so much easier.
I think I will charge more if they want me to move heavy furnitures around as we're working.

That's almost impossible to answer without seeing the situation.

It just depends on so many different factors, like........

Which way the ripples are going in relation to the bed
Where they're at in the room
If the bed is on wheels
How big the room and bed is
If you're using a power stretcher or a kicker
How loose the carpet is
Where the ripples are in relation to the bed
on n on..........

I think you prob get the idea. rabbit ...........and just some of the reasons I won't quote a price over the phone for that type of work.


But on the price topic DP brought up I wanted to add....

But also, DP brought up a good point before (in one of his first post here), and that was, when you're doing this type of work in addition to cleaning, at least for the two of us, and I'd bet for almost all others, we're the only ones in the area doing it, both cleaning and repairs.  So most people, from what they tell me, want one company to do both cleaning and stretching at the same time.  And is the main reason (lack of competition), you get to set your price and normally don't have a problem getting it.............it's very rare I have someone turn me down after giving them the quote, because by that point most have already figured out I'm the only one in the area that does both services, and it's either pay me or have two different service company's and trips/appointments to take care of their needs.   santa cheers

As cleaners, we're all, always walking over and stepping on money/carpet repairs that need to be done, so I've never understood cleaners that weren't willing to take advantage of that......to me, they've always went hand in hand.........maybe it was the way I was trained, around guys that did both.

Why not make another $65-500 bucks while you're in the house already doing the cleaning, by doing that repair, rather than stepping on it and not mentioning it to the customer, when you could be saving them thousands over replacing........Most people have no idea that carpet can be repaired.........thank me later, if you decide to take advantage of this, and start doing the thousands per year of extra work you're now stepping on and ignoring.....And just ask yourself "why am I not taking advantage of this?" laughing  

I'm sounding like an infomercial now, Sooooo.....

It's not like I'm getting paid for talking you into doing this, sheit, I'm only trying to help here.........just pointing out a way to make more money on your current jobs, by providing a service they need. Again, just remember most don't even know carpet repairs are possible, and the reason you rarely get asked to do them.........it's your job to say "I noticed your carpet is very loose, rippled, and in need of re-stretching, But the good news is, I can also take care of that for you too"......most of the time the response you get is something like, "Oh really, I had no idea you did that or it could even be fixed, that's wonderful"!......wonderful = you being a life saver, and worth the money you're asking to solve their problem.

Talking to myself, or helping someone..........I hope it's the latter, and the reason I spent the time to type all this, because again I'm not getting paid for it..  laughing

Never the master bedroom....always the kid's room, every veteran knows that.

Great post Davey, I have been wanting to add that service for the last 3 years and yes, there is a real void of people offering that service around here.

My problem has always been the resource for learning the craft.  The iicrc courses are never around this area (might be one in Denver this year though in May) and since nobody is doing it around here, there is nobody to shadow to learn it.

When I added stone work, I actually found a 5th generation family that was willing to teach me the ropes for 2 weeks in exchange for my free labor.  It was the best education I have ever encountered...who knew, adding crème of tartar to the grout was valuable?

ya Ive been wanting to take classes for repair/stretch and also stone polishing.

Ive done about 10 really simple stretches but they were empty rentals and only loose in the smaller bedrooms.

Man, that's a bummer, there isn't anyone to learn from or classes close by. Mad

But the good news is, if you do go out of your way to learn how to do it, it sounds like it will be the same for you....and that is, you'll be the go to guy for that service in your area. And like I said before, it makes it easier to get your set price, when there's no competition. Wine

I basically learned stretching and repairs on my own, without any classes, I've actually never taken a repair class. Just pretty much learned by watching a couple guys a long time ago doing basic stuff, and mostly trial n error over the years, and it's NOT the way I would recommend doing it, btw. Embarassed

But jeeeeeezzz really, if you can be the only guy in your area doing it, why the H not!?!?!............I think most cleaners don't learn because of laziness, or the reasons you guy's have already mentioned here, basically not convenient.

In my area, there are only a very few people able to stretch carpet, and I don't think anyone repairs it.

Had there been a market for CCing, I would have taken classes from Robert Atlas and learned it.

Windows is where it's at for me. Different client base that is willing to pay what I want to charge. I liked cleaning carpets, but I will only offer to do them on smaller commercial if asked. Residential is too penny wise to make a business out of it here.

Freemind touched on a good point, there may be a reason there aren't many around here offering that service? Maybe they are just lazy, but maybe there isn't a market either?

I have been asked about repairs maybe 7 times last year and stretching maybe twice that number. How much more is out there if I start asking them about it instead, I really don't know.

This is one service I have but never really set a price in stone....I do it based on the job....they are all so different and the levels of carpet quality and customer quality vary...I wont advertise it and just do the ones I'm going to clean.....otherwise I find myself on filthy jobs.....my last stretch was just last week and it was from where a seam busted from being over stretched....I re-seamed it and lightly stretched it back in and then cleaned....was in and out in 3 hrs with $640....The cleaning amount was $375 and it was nice carpet.....I was asked on another job if we did it and I said no....just didn't see the value for all involved. I have a power stretcher now......I promised my wife I wouldn't re-lay carpet mainly because she didn't want me knee kicking (bad knees) I told her I would order a power stretcher so I didn't have too....it's all in the wording! lol

Rob....there is a huge market for a carpet cleaner offering this....how many times have you cleaned one thinking it could be a little tighter? I was known for re-doing doorways where the carpet was just thin and wore.....I would stretch it, cut it and restore the door entry making it look amazing. I charged $40 a doorway. most need two or three done. I carry tack strip, tape, irons and metal on my van....I could unload it as easy as I buy it.

There is a big market, you just need to be able to see it, in most cases, I think..

I'll try to answer your guys question, but I think you would really have to answer it for your self's, honestly.

What I mean is, when we're at a job, it's up us to take the cleaning only blinders off, and notice needed repairs and re-stretching, and then mention to the customer you can fix it...........remember how I said most people don't even know carpet can be repaired and stretched? I didn't just say that for the fun of it, it's actually what I've had hundreds of people tell me.

You know how often I get a carpet repair only call?.....Less then the numbers you guys mentioned. Almost always, it's one of two things......

Customer calls needing cleaning and re-stretching done, and asking if I do stretching. My answer...."Absolutely, I'm the only company in this area that does both cleaning and repairs!"

Or

It's like I said above, they're clueless to carpet repairs, so they never think to ask. I show up to do the cleaning walk threw, and I notice ripples, carpet not tacked down at thresholds, seams coming apart, pet damage and on and on. so that's when I tell the customer I can fix it, and that I will give them a separate price on that repair in addition to the cleaning and I say "Then you can decide if it's something you'd like to do now or later", giving them the power......but a lot of times, you can tell by their reaction to you saying, "I can fix that for you" if they're are excited and willing to pay you to fix it by their response........something like, "OMG, I had no idea it could be fixed, that would be wonderful!"...........or "Ummmmm dude I just rent here, and it was like that when I moved in".

I think I'm done, I fell like I'm trying to talk people into making money on jobs they already have.. laughing

Good info Davey! I find myself mentioning it more if my time allows. If I'm real busy I keep my mouth shut...lol If I'm a little slow I bring it up....and like you Davey, I separate price and let them have the power....but honestly they usually freak and want it done. You can make a killing doing doorways where the carpet transitions to tile....everyone wants a fresh edge. I'll tell them how it will clean BUT at the doorway its badly worn and the only thing I can do is stretch it and cut off the bad leaving a newer edge. Wink

I'll relate what's going on in my area.

I asked around for "a guy" that's good at stretching carpet. When I bought my house, it needed all the carpet in the large living room, hall, and bedroom stretched. It was installed sloppy, and stretched improperly.

Three people gave me the name of the same guy. Perhaps the only local guy here doing it. He came out, looked it over, and priced it at 100 bucks. He's been doing this for years, and is semi-retired. He's installed THOUSANDS of SF of carpet.

He came, and it took him 2 or 2 1/2 hours to do. All for 100 bucks. I asked him about repairs, and he said he doesn't do it.

For that money, I'll pass. When people buy new carpet, retailers have guys from the bigger city that install it. No local carpet dealers here.

Not every market will make this a big add on. Like not every market will support a guy cleaning carpets that will make much an hour average. Most here have a 10 dollar an hour job. Some less, some more. My market isn't exactly populated by poor people. But the wealthy clients are a hard market to break into.

Nothing wrong with pumping guys about making money. The hardest things is though, realizing that not every region will support every service. I'm sure I couldn't charge what I do for window, in just any market.

I'll apologize for this post to start with, if it doesn't make total sense, because I typed it while doing other things, and added sentences here and there as I went along, So if it seems out of order, I'm not surprised. poop

Freemind, that guy that did 2.5 hours of stretching for $100 certainly doesn't dictate the price for all or that area, in this area that guy is known as a "Zip King", which by local definition lol is a guy doing work for dirt cheap, not making a profit a lot of times, usually because he's not a people person, and doesn't have the what it takes to do anything besides tell himself 'no one is willing to pay, my market sucks' and that type of crap (and that's not a good thing)........if that was the case, I'd be doing $60 cleaning jobs all day long, and that isn't going to happen while I'm my own boss. laughing

I sell my superior service, trust and knowledge along with setting my price for it, if some illegal dose it for a 3rd of the price, and the customer is stupid enough to trust them, then they get that job.....it happens all the time here, I sure don't don't do all the jobs around here, I probably only do 1/10th of 1% of them, which I'm good with.

I don't think it really matters where you're at, people need good  service work done, it's just up to you what you're willing to do it for.
If you do better work, and you're trustworthy there is plunty of people out there willing to pay for it, not all of them are dumb and cheap. laughing

If you can't ask for good money for your time and labor, then there's also plunty of cheap people out there looking for you to do work for them as well (heck If a willing cleaner was close by, I bet I could average referring them about 3-4 low paying jobs a day), why wouldn't I, I'm not doing them that's for sure.  I'd much rather do ONE job for $3-400 per day than FIVE jobs for $60 to equal the same amount, it's too time consuming and costly doing those 5 rather than my one........we work for our self's, and should set our own prices, that is if you have the nads to do so.......it's totally your/our choice when it comes to the amount we work for.
I'm sure I could go to any state or city in the US, and charge more than 90%+ of all others in that area than they do, just by doing what I do, providing better and honest trustworthy service....that doesn't mean more than I charge here, but just on the high end of what that area averages....We all have different living and doing biz cost, that I understand.  
I'm the highest priced guy in this area, where I have a dozen other cleaners in a two mile radius, so there's no lack of competition, and I normally do ok.  Of course I don't do the volume they do, because I charge 2-3 times as much, but I work less, deal with higher end customers normally, have lower operating cost and I'd bet make more than they do in most cases.

Take advantage of not having to answer to a boss-man, and become your own boss. laughing

Sorry, but that 'my market won't pay/support that' I think is a cheap excuse for not stepping up and putting on your sales/people person face to justify your excellent service pricing........of course overall prices are going to be different from state to state, area to area, but that still doesn't mean you can't get $300 for doing the same work that dum dum did for a $100 bucks..........there are people in every area willing to pay for that better service, it's really just a matter if you have what it takes to ask for it.............when was the last time you told a customer the job would be $100, and they said "I'll pay you $200 to do it"!!..........I'm going on 30 years, and haven't had that happen yet.  But turn it around and ask them to pay $200 for that job, and if you got it, most will say ok do it, and if they balk, you can then always tuck your nads and say you'll do it for $100.

But remember smart/educated people are a lot of times Leary of the cheap guy, and know better, so don't cut your own throat, by selling yourself short,.........this is a people/sales biz, if you can't do it then it's not for you............try selling cars instead. Wink

Well, I agree with you Davey for the most part, but some areas really don't support certain services. A Mercedes is a great car, but they would not be selling many in Compton or Detroit these days regardless of the quality.

The other side is also true, though, you never know unless you ask for it. I recall bidding on those theater seats a few years ago and thinking that they would never pay more than $5 per chair. I found out later that the previous cleaner got $21 each for them!!!

Of course, he never got that job again, but he made more than me for two years and only had to clean it once.

I have not been shy when bidding or selling ever since that experience.
