Bank Cleaning
I spent the day trying to convince the Bank Manager that I was the guy for the job and was successful. It took about an hour going over "carpet 101" before he gave in and gave me the job. The carpet is only 2 years old, but it has only been encap cleaned (scrub and run job...no bonnets) by the maint. manager since installation. He called me because he said that the encap didn't seem to be working any more....soil load too great since they never did any removal.
The place is huge! Not as big as they tried to tell me, but each level is over 4,500 sqft and wide enough to require 350 feet hose runs due to the single access point. They were okay with splitting up the levels if needed, but I should be able to finish both levels in about 7 hours with the right helper pulling hoses. Of course, that depends on the weather, furniture, and surprises that also play parts in the equation. At least there were no visible stains nor gum like I am used to seeing.
The problem is that I am not sure about my bid. I have a habit of under-bidding these jobs lately and then regretting it, but this one could be a huge opportunity if played right since most of the local businesses use this bank. A good showing here could open a lot of doors in that town.....poor showing could also slam some doors.
They agreed to award me the job as long as the final bid wasn't excessive. Of course, their definition of "excessive" is unknown. I want to end up somewhere in a good range that keeps them happy and doesn't screw myself at the same time. Who knows, it might turn into an annual cleaning if things go well.
The job itself will not be until mid-December (right after the Christmas party) so I have a week to confirm the bid. Just struggling a little over the price.

Just price it where you are happy with the price.
I know you want this job and want the potential opportunities, but you have to eat too. Be fair to yourself, AND the client.

For 9000 sq ft, I personally wouldn't go less than $ 0.25 / sq ft which will bring you $ 2,250, and I would try to convince him to get that annual cleaning at that price.
I have one commercial account about 7000 sq ft and gave them for $ 0.25 / sf with monthly cleaning.
My area is cutthroat market especially with commercial but if the clients have tried different companies in the past and not happy with them, they will be more than happy to pay $ 0.25 / sq ft for a good quality cleaning service.

I am over-thinking this one...it has been a failing lately. Around here the normal commercial rate tops off at about .19 for most buildings. The exception to the rule is that there are some cleaners able to get their full residential rate when doing commercial when the customer is unaware.
My residential rate is .39 sqft and commercial being between .15 - .19 which is probably where I will place this job. I just keep running into these jobs and finding out later that they were paying the full residential rates....hate to leave that much money on the table.
I just have to mull it over some more. I am going to push for an annual cleaning schedule Dp, I never miss that opportunity.

I'd price it at .21 a Sq. Ft. for this clean. Sell them on bi-annual at .17 after the initial clean.
Yes, it is over the high end, but the soil load will be the issue. You never know what you run into when you start cleaning.
You have the value to back up the price.

Just give yourself a 10% cushion at what you would normally price the job to prevent accidentally overbidding.
I would definitely be profitable at .19 center per square foot on that job even with a helper. The following year I would probably VLM most of that upper floor because that level wouldn't get as much traffic as the lower level

I agree on the upper level being far easier to clean. The newer carpet upstairs was an excellent choice and should clean fast. The lobby level used some architectural panels with raised reliefs....not my favorite.

It's yours to decide, but you could try $ 0.25 / sf and write will consider match or beat competitors price on the bottom of the bid paper ?
