Slate tile cleaning & sealing
I want to submit a bid to clean and seal a slate tile floor (approximately 1,000 SF) at a bank for which I provide full service cleaning (janitorial, carpet cleaning, window cleaning, exterior wall washing and floor waxing). The slate is so dry that I doubt that it was ever sealed and is becoming susceptible to ice melt and other parking lot residue that is tracked in. The bank is very budget conscious so I need to present them with a well researched proposal.
After I clean and neutralize I will seal with a water based sealer, probably a clear one but will consider an enhancing or a glossy sealer. This will be my first slate sealing job so I am looking for recommendations for sealants, such as those found here: http://www.tilecleaning.org/stonetech-bulletproof-review.htm
War stories are also appreciated!

I would not seal it if it is subjected to any kind of ice melt or even high traffic for that matter. It will look great for about a month or two but what happens is the high traffic areas start to flake and fail and makes the entire floor look like crap. This will happen even faster from the ice melt.
I see this all the time around here and it all looks like that car where the clear coat starts to peel away....I'm sure that you have seen those as well. Then you are back to re-tripping the coating of the entire floor and starting over.
I would just clean it real well and encourage some good entry mats at the doors.

My best advice is do NOT underbid this job, no matter how budget conscious they are, no matter even if they have spent a fortune with you on other cleanings, slate cleaning can / may take time to clean throughly, in terms of sealing advice in your area, I'm the wrong person to ask for advice on that, no snows down here, I never had to deal with ice melt.

I love cleaning and sealing slate. DuPont stone tech color enhancing sealer makes the colors pop so well after you clean it.
Some people wax slate, wonder if that is what they are looking for since its a commercial space.
I kinda like the look of it when waxed but if your going to water based seal it then definitely go with the color enhancing sealer, I recommend the Dupont stone tech.. Ive done about 15 slate floors with it so far.

Thanks for all the advice. Ice melt deterioration has me rethinking this course of action.
