Tile and Grout Sealant Remover
I have a high end client with 100s of sq ft of Saltillo tile. She has applied numerous coatings of sealant on both the tile and grout lines. I need a recommendation for a good stripper product so that I can get the tile and grout back to the original condition.

Do you know what she applied? If not do a wax test. I would guess that she probably used a water based floor sealer and or finish from Lowes or HD. If that's that's the case pick up some heavy duty floor stripper - preferably the same brand as the finish. First cover about the bottom two feet of the walls including baseboards with plastic. Next, follow the directions on the bottle. Basically you will mix the stripper in a mop bucket with hot water. Swab it heavily on a workable section of the floor with a mop. Let it dwell for about 10 minutes. Use a low speed buffer with a nylo-grit brush to remove the finish from both the tile surface and the grout lines (or a black pad and grout brush if you don't have a nylo). Vacuum the floor with a wet/dry vac. Mop the floor with a neutral cleaner.
In the highly unlikely event she used a urethane (water or oil based) sealer/finish then you are pretty much SOL as far as stripping goes on that much tile. The best you can do is use a sandless refinish process using the same procedure you would use on a wood floor. Good Luck.

You might want to do a lil research on stripping Saltillo before proceeding. It sounds like I can be a real nightmare to the un-experienced.

I hate dealing with that stuff!
Probably she used something water based - you'd think saltillo tiles were witches or something -they don't like water!
