Storage Units
I have become obsessed with getting some room back in my house and garage lately. My basement is all chemical inventory, dehu units, air scrubbers, etc. and my garage holds all the floor machines, scrubbers, rotaries, etc. What I don't have is viable storage any more in my house for personal stuff. My little music room has amps stacked against the wall these days and things are still cramped.
I decided to check on storage units near me and was surprised by what I found. You can rent a 25x12 unit for $45 per month. That is a lot of space and well worth the minimal expense in my opinion, but there was one flaw.....there are waiting lists!
I have a total of 7 storage facilities within 20 miles of me and each has over 30 units yet there isn't a single unit available. I was told that I could sign up on the waiting list, but that units almost never become available.
Not only is that disappointing, but I am in the wrong business. That is one industry that is fully insulated to market fluctuations and provides a steady income with virtually no maintenance as they are all self-store facilities with just padlocks.
I know they would have had my money for sure if there were any open....maybe even 2 units.

Re: Storage Units
One particular storage complex here, grew to 8 individual industrial size buildings, two stories tall. They are all full, but opening happen occasionally.
10x20 here are the big units.
If you want bigger, you would have to buy a "storage condo". Those are sold to people with LOTS of money to store their RV's, boats, and whatever else you can't fit on your lake property. Some of those are heated, have paved drives, and you pay a association fee to, for upkeep of the property.
Storage is a BIG business here, and everywhere I am assuming. People have more stuff than space.

Re: Storage Units
If you do the math 30 units times $ 45 is only $ 1350, let's say $ 1500 - $ 2000 to compensate slightly higher price for smaller units, they have to pay insurance and utilities, I don't think they are making much more than $ 1000 / month ? That's not very much ?
Here in my area, 10 x 15 runs $ 269 / month, lol. That's insane !!

Re: Storage Units
My curiousity got the best of me, I just searched CL for home for rent in Omaha and one bedroom apartment goes for $ 550 - $ 700 !! Damn, you can't even rent 1 room in an apartment or a home for that price here.
I also searched for "Prochem" and there is a company selling Prochem triad air movers for $ 125 each and he has 25 of them !! Here triad air movers go for $ 175 each and they will sell at that price !
Unbelievable, I live in the wrong part of the country

Re: Storage Units
I wouldn't say it was the wrong part of the country....you are working steady.
You should look at homes in North Carolina sometime. The last time I was out there, you could buy a 6 bedroom house with 12 acres of land for around $100k. If I had some money put away, that is where I would be moving as long as you don't need to work, because you aren't getting paid much down there either.

Re: Storage Units
You were also right about the storage unit fees. The low rate that I saw advertised was just for the small 5x8 units. The big units were much more. A 10x20 non-climate controlled outside of town run $85, and climate control in town was twice that amount.
None of them had available units.

Re: Storage Units
Here in the rural areas freight containers are popular. You can pick one up for 2500.
If you guys remember that lot I sold last year. The buyer plopped two big ass containers on the lot and the neighbor are pissed. He is supposedly was going to build a house but that hasn't happened yet

That is not a bad idea actually, I have some resources that I could check.
