Picked up this job few years ago.

Another cleaner tried to clean it with a small electric truckmount, no heat and fresh water, warm water at best rinse.

2 golden retrievers, but one of them passed away this year....on the carpet!

White open loop berber, wicking nightmare at times.

Have tried cleaning agents of all types, sometimes luck with some wicking, but sometimes no luck.  Even padding after, using airmovers....lot's of vacuuming.

Today we spent about and hour vacuuming with 2 of us and 2 Dyson animals.  Got a lot out and just kept going over slow and making sure nothing more could come out!

Today through our Harvard special sauce at it boosted with peroxide, agitated with CRB, and layed the Zipper on it!

Lot's of dry passes, then after it had sat awhile while we cleaned another area, we could come back and go over with more dry passes as it took time to release more moisture and wick that moisture to the top.  

Homeowners comments tonight as I called to go pick up airmovers: "You hit a home run today, and tell whoever made that new powerhead (Zipper) that you used today....it was awesome!"

Actually the best we have ever seen this carpet come out....and very relieved!

Has anyone tried using peroxide along with encapsulation and no extraction? I have a couple of buildings that could use some brightening up. I used both encap and TM extraction together on one recently and the traffic lanes still need some help. It's a regularly scheduled job. The next cleaning is encap only. It may just be a wear problem but any advise would be appreciated.

You would not think it, but I find the crb helps out a ton on those loop residential carpets. Really makes for a more consistent finished product and reducing the amount of prespray, which reduces wicking.

In your case just add maybe 4 ounces of peroxide to your soils and oils encap. You can get the peroxide locally at Sallys beauty supply and for an even better value get it your local pool supply store some use Aqua Silk here. Just vacum real good before you start. See if putting some pads on that Cimex will give you bettter results that way you're encapping and extracting soil at the same time. Shouldn't be that much of a soil load since you recently HWE.

I agree with Mo, you can get away with an encap with peroxide on berber, but you need to pre-vac really well and use air movers after.

I don't really like the Peroxcellent (smell and swelling of jug) that much, but the other two should get the job done. I would use a bonnet on the traffic areas, but it is probably a wear issue as you have already surmised.

I have to ask, is your tech filming or texting in that picture? Surely, he isn't pulling the Zipper on a back-stroke by the hose, is he? tongue

Good point about the swelling Rob. I think might be the case with all peroxide stuff. I remember Joe sending some white knight in the summer and the cap popping off like a bottle of champagne.

Do you guys remeber the name of that products that was used to dye traffic patterns?

Pro's Choice has a series of color dyes for wear patterns. There are cleaners around here that swear by it and use it on every job, but I didn't care for it.

It seemed to be just watered down paint to me...couldn't see any value in leaving paint behind. I am cleaner, not a painter. I would rather advise the customer that the carpet is just worn.

His wife (our daughter)was texting him and I shot the pic while he did so....LOL!

She is so dang impatient sometimes.

She is also 5 months pregnant right now....and boy oh boy....

I've had that issue with one of my commercial account ( storage reception areas ), the first time we did it, we had to go back there 4 freaking times, the last one ( about 5 months ago ) we finally beat it, we pre vac, treat the entry areas where it always brown, hwe it and put a couple fans, moved on to the furthest areas, clean there and after 15 minutes, go back to the entry areas and hwe it again and went back to the other areas, did the hwe on the trouble areas 3 total times and finally no more brown.

Before you ask, yes I've tried all fiber rinse, clear water rinse, nothing worked, I guess it's just the carpets, but it only browns on the entry way and right in front of the counter where people stand up and talk to the workers, it's just dirt I guess.

DP that really sounds a lot more like Wicking than browning.

First of all, because "entry way and right in front of the counter", which is probably some of the most used areas, aand likley not vacuumed enough for the amount of traffic those areas get.....Which contributes to the imbedded soil in those areas. I'd guess it's glue-down, and would bet if you looked down into the fibers in those areas you would see the carpet is packed with soil all the way to the backing. In those situations you're very likely to always have wicking issues when doing HWE, as the carpet dries. And the harder you try/wetter you get the carpet trying to get it out, the more a problem it becomes, as I'm sure you've discovered.

It's not always preventable when doing HWE, but there are a couple things that will help...

Clean with minimal water
Post pad
Leave it as dry as possible
Use an encap rinse
Speed dry with fans

I'm sure there's more, but that's what comes to mind now.

The way to prevent it from happening would be to clean using VLM.

And next time you have to go back to correct a wicking problem DO NOT re-clean it using HWE again..............this only starts the wicking prob over again. Just simply, lightly spray on some encap, agitate and you're done!...NO 2nd, 3rd, or 4th return trips. wink

I've pulled back the carpet in heavy traffic areas and found a layer of very fine dust between the carpet and pad. You might want to check it out (with the owner present if possible). If any is found start by vacuuming it up first. Another concern is if the carpet is walked on before it's completely dry. Any dirt will "sponge" up into the carpet and then wick like crazy.
