Well, i book 20-25 jobs the last week of Aug; and turn away 10-15 others. Plus i do work(alot) for 3 other Pms at this time. So it is insanellly busy!!

Is it really too late?

I would get your fishing net out there anyway to catch you can.

I agree, even if you don't get those calls now for summer cleaning, if they work in the past, most likely they will hold on to those cards and will call you for holiday cleaning, assuming they don't lose the cards, lol.

I'd like to go fishing! Salmon run is way down and slow. Big restriction on lakes and streams; water temps are up and fish are dying. That was a month or 2 ago. Don't know if the "no fishing" is still in affect.
*their college students*
Typically the PM hires a CC to do all turn over units in their complex; except this one big complex. The renter hires te CC. The students move out to another place, so its a catch those moving out. About 1\3 of unit change very each Aug(about 260 total units) so abit more than 100 each Aug.
Booked 3 today.

Matt the colleges here or on semesters. There some college kids that make a move mid year. I would probably do the mailing close to the end of the semester. The good thing is that it isn't very expensive to send 260 post cards,

I've sent them out at the end of July, just in time for when they are starting to think about tier move out.
So I've booked 6. Today I did 4 rooms on the 3 floor for $150. She called twice and begged for help. Not dirty at all; except the burn mark under the couch(which was in the middle of the room). Wonder if she was hidding those from me?!
Next year, I will prevail

Sounds like a great deal for 4 rms on the 3rd floor....surprised you aren't getting more at that price.
