So there are some nice mid market rental complexes here that call about once a year asking for bids. The problem: almost 150' hose run to the front door. Some would be 180' to front door. And water hook up is  crappie
They keeps saying that they have bonnet cleaners, porty cleaners do the work AND they are mostly not thrilled with the work. But its all they can get.
I keep telling then I have no interest in laying out that much hose for 3-4 rooms. (First time I quoted them $170 or so(10 years ago). They booked one, then decided to replace it and I rethought my interest in the jibs).
They keep calling. Could be about 10-15 units/month. Nice carpet, lite to med soiling. Any pet- they replace.
Question: think outside the box. What can I do/use.
TM use is out(cuz of hose run). Encap is out. Porty is out.
I was thinking of running Sol. line from TM, and using a stemin deamon or rotovac.
Selling point of flushing with really hot water.... Kinda a hybrid . That's the best I can come up with.
Even thought about one of those portable tms from chemtex or stembrite, even hydramaster made those. BUT not sure about the noise level from them.
Any thoughts?
Or best answer is the same answer I been giving them.?

A Steamin Demon works really well on apartments, but you will only be using the water temperature from the fixtures located in the apartment. Their pump impellers can't handle temperatures above 150 degrees. I cleaned a lot of apartments with mine years ago and they will snort a little steam with just the 125-130 degree water found in the normal residential water heater and they do flush as well as any TM.

That being said, what is wrong with the 150-180 foot hose runs? I am routinely out 250-300 feet, most TM's can handle 150-200 just fine. It sounds like that PM really wants a TM to take this job, so give him one.

Around here, a 2 Bedroom apartment can go as cheap as $75, but I never got less than $125 in a cut-throat market. Tell him that you will bring the full force of the TM, but at $150 per unit and that you will only clean when there are at least 2 units ready for cleaning.

I don't think the Demon can handle the high pressure.

My porty has 2 - 3 stage vacs. I have a lot of suck. I'm not afraid to clean with it. Mine in particular, also has a 1000 PSI pump.

If you don't want to use a porty, and you don't want to drag hose, I guess you know the answer.

That is really the problem with apartments, either you drag 175 ft of hoses or drag a portable up / down stairs. The demon weighs very little and would work fine, but it doesn't sound like that tool will get you the job if the PM really wants a TM cleaning.

If it's 10 - 15 units / month, why can't you ask them to put 2 - 3 units together and do them at one time, that way you are pulling the hoses for $ 340 - $ 510, I think that makes it worth pulling those long hoses.

One complex, park on the north, door on the west. Water hook up on the east. 4 stories. Have to drop a sol. line out the window.
Another complex: 4plexes all over the place. Parking a B%#*$. Bring your own water or hook up to sink. Drag hose 1, then 2, then fresh water hose. A lot of trips.
Another: 14 buildings, 3 stories...150' to front door/bottom of stairs.
My selling point. Hybrid system- heat water with TM, clean/flush with steaming deamon. So I would have to 'Sell' them on this.
I'd have to add a water tank to van.
They use to have a tm CC co do work, got tire of him driving on grass.

Ah, no tank on the truck....that would be a problem then. If there is room, adding an 80 gallon tank and booster pump isn't all that difficult nor costly. A nice poly tank from Dultmeier Sales wouldn't be much and a good pump is no more than a $100.

You might be able to convince him on the Demon Extractor. It has a 4 gpm flow rate which is better than some TM's with great impact / recovery. You said light to medium soil loads so that machine will blow it out easily and weighs about 20 lbs.

They did have a model that allowed you to connect a solution line off the TM, but I don't think it could handle much psi and heat was still restricted a little. The whole problem was the rubber impellers, they melted from too much heat. Maybe there is a different impeller for those pump outs now?

I still have a Demon Classic with 100 feet of hose...50 of it is brand new still if interested. They still sell for quite a bit and were crazy expensive when new, but they can make you some money.
