One for the Books.........
Vacant unit I did today, re-stretch and cleaned, the only prob is it was dark by the time I finished LR so I didn't get an After pic of it.....But it came out really well, much better than BR where you can still see the dark traffic area. The owner was real happy, and that's what really counts.........I saved him over $1500, because he was ready to spend $2300 to replace it.
Used S/O boosted with Peroxcide and a lil Dissolve.....

Thanks, wish I would have gotten an after pic of LR, because it really looked good, unlike the BR.

Re: One for the Books.........
I really really hate this carpet, we are seeing a lot of it, I think a lot comes from Home depot.
It really should never be put in a rental situation. On this type of carpet I really believe in taking a midway through room picture. The reason being is that is the only time you have real proof you made a huge difference in the carpets appearance.
Because when you get all the way done you still have the traffic lane nightmares. It looks a lot better but I still hate it,

That's good work Dave.
But how the heck do they get all that black tar crap ALL the way around the bed? Was a hooker the last tenant or what? Way too much foot traffic in a bedroom.

Re: One for the Books.........
You know what is really sad, Redding area is really pushing for "MEDICAL M" I love sec8 it gives me a TON of work, the "Gov" is my biggest account, but the tar this stuff puts out is incredible.
I swear one of these days I am going to be questioned for the smell coming out of my van, my filter I swear sometimes you could light it and smoke that shiznit and catch a buzz, very very powerful pot smell and it is all the time.
It is really sad really everybody needing to get stoned just to be happy...what a shame.
Lots of kids being raised in this way can't be good.

I wouldn't doubt they smoked a poop load in the front room, the biggest thing I deal with. More bong water spills than you can believe.Freemind1 wrote:That's good work Dave.

I have resorted to using PURPLE POWER strong ratio and it really seems to cut through this crap. not all the time just when I am desperate.

Re: One for the Books.........
You guys think it was weed that caused this black? I didn't think of that, but I guess it makes sense. But wouldn't it have smelled like weed, especially when I got it wet? I didn't smell anything, weird.
I have no idea who the people were that lived there, only that they were colored I was told.

Well if it's weed or cigarette soils, you would've smelled it, EVEN after you're done, because the stench would've sticks everywhere, I think the tenant is a mechanic, those poly loves oils. Or the second possibility is someone cleaned it with rug doctor or Bissell and left a whole bunch of residues.

Re: One for the Books.........
Nice job Dave. I see some carpet here like that. Every one has been a rental. Baby oil and or lotion on the feet seems to be the answer I get around here. It's usually worse in the bedroom and main living areas. If it was oil or grease from shoes it would be tracked from outside or the garage.

Re: One for the Books.........
I didn't suspect it was grease or oil everywhere, because it wasn't "That' hard to remove, but the fact I wasn't able to make the area on the left side of the bed look better, did make me think it was oil or lotion used in that area......."you know"!

I see that a lot in the rentals around here. Much of the time it is foot fungus cremes....try black light next time, it will glow if it is an anti-fungal.

I once did an apartment that had been occupied by about 10 undocumented workers. It was the worst one I had ever done but I honestly don't think it was this bad Davey.
And as I recall (been years since I did that place) your after pic looks better than mine came out.
Good job.

Re: One for the Books.........
If it was my carpet I would have just replaced with some cheap stuff rather than try and clean something that bad for 500bucks... especially if its a rental
look how worn out the area is in front of the wall heater
he could have replaced with a cheap home depot berber for what it cost to clean it
and ya I think dp is right the guy is working with oil and has grease all over his boots

Guess that's the difference between you and him, him the prop. owner. The guy isn't a cheap a$s, and wouldn't replace good quality $2,300 carpet with some $500 crap that would need to be replaced again in 2 years.
$500 is double what it cost him to "clean" it, but a little less than what it cost to stretch and clean it......so I kinda get what you're saying.

Re: One for the Books.........
That area "in front of the wall heater" actually looked great after it was cleaned, as did the rest of the L&D rm......unlike the area on left side of bed, which was really the only area that still looked bad after cleaning.
Also, installing 700 s.f, almost 80 sq. yds of new carpet for $500 is so unrealistic, unless you're talking about 1994 pricing, and even at that you'd probably end up with cardboard quality carpet, so what's the point.

Re: One for the Books.........
In LA, you can't find polyester carpets for less than $ 1.99 / sq ft, not including padding and installation, and they hardly ever offer a deal like free install or free padding on low price carpeting, so if it's 700 sq ft and say including padding and install $ 3.50 / sq ft, that's already close to $ 2500.
And the other problem is a lot of PM or PO thinking the next tenant is going to destroy the carpets anyway and if those apartments are section 8, the new tenants will not hustle with the owner to get them new carpets, they're just happy they get a roof on their head.
I got that kind of job from time to time and I'm happy to clean it because their expectations usually are pretty low.
