Where is your office/shop home or public location?
Im curious to see if anyone works outside the home....Ive done both and having a good public office or shop is great exposure but it does come at a cost. I actually prefer a location away from home so I can get away from phones.

I had a shop in 2 small towns before the rent became too excessive. I prefer to keep the vans and equipment in my own garage to monitor it better in the winter, but miss having a little office away from the home.
With the home office, it takes far greater discipline to get the admin work done as I can get distracted pretty easily....like right now.

From home, which I prefer as I have everything I need here without an added expense.

I just purchased a house with two nice shops on the property....Im torn though because I had lots of work come in off the hyw frontage. I owned the property then and had rentals with me in the small strip center this was. Loved those days.

Work from home right now but just bought a property with a lot of street frontage so going to be building a large pole barn there.
It will still be home based but the house is set back from the street and the shop will be right on Jefferson Wy which is a good semi busy road.
Got a quote from Versa Tube building systems, under 14k delivered for a 55' x 30' with 16ft high (to the gutters) and a 14x16ft garage door.
House is on a newer septic system but still waiting on septic inspections to clear before house is official

I am very jealous of that 14x16 garage door! I built a garage / shop of 34x25 with a full loft. I thought it was going to be great, but the doors are only duo 7x9's and it sucks.

I wont be running water just hose from the house, its a lot to plumb a building.
Electrical will be a bit of an expense but the whole deal will be under 20k
one of my competitors pays over 7k/month for their location which is smaller than this but close to the same size.
they have 12 vans and 6 house cleaning cars.. so its not really hurting them. I just think I can get a bit of an edge never having to pay that 7k/month

That was what I was getting at, having a drain in the shop is paramount. I didn't do it on mine (idiot) and ended up adding a clean out next to the building when a sewer line had to be upgraded. Still wish it was located in the building for winter usage.
Having good frontage for that price is excellent. What do your winters look like....do you need to heat it?

it would need to be heated in the middle of winter, it doesnt get super cold here but usually down to freezing for a few weeks. I usually just run space heaters in the trucks, not sure if I would heat the whole building... I didnt heat our shop last year and paid for it with a busted stair tool and a cheap pressure washer that both froze up

You could close off half the building during the winter with thermal curtains like on loading docks in this area. They are made of heavy vinyl with a thinsulate layer inside....would allow you to only heat half the space and then slide out of the way the rest of the time.

Wow, that does sound really nice having a garage that big........sweet, I'm jealous! A 20'x20' 2 car garage is about as good as it gets around here...unless I wanted to rent a commercial space for more room.
I've often thought I should live in my garage, and use the 1300 s.f. house for my garage.....but I have a feeling converting it that way may decrees the resale value.

thats a good idea, ive never heard of those but would be nice to cut the heating space in half. Im going to do the insulating of the building slowly, ill prob get some done right when I build it then over time keep adding more. Insulation can be expensive.
