One of today's
Hope pic attaches....if so, this was my first one this morning at 8:30 am. The whole house was needing serious flushing and the pad replaced but didnt happen.....just clean best possible as I know they figured the pets would do it again.

The carpet was loose and thin in areas from wear. I wanted to use it but thought better of it. Urine sat in areas for a long time and I was worried it weakened the backing too. Either way I was happy and they were floored! I did use the CRB though....many spots were not from pets and I gave the whole thing a nice pre spray and scrub. The very next job got the HOSS. lol It was a tough day....not an easy job to be found.

I would do it but wouldnt touch it unless they got the credit card ready.

What product did you use? still looks kinda yellow which I understand because u said they didnt want to pay. If u used something other than OSR or miracle I would use it next time on that much urine. The bttom line wont nuke something that bad as well.
For that job if they didnt want to pay for pad replacement or slow flushing/water claw I probably would have added less to the bill and sprayed it down with about 7-8 scoups of Miracle.
Then rotovac it at a reasonable speed
If they only will pay standard cleaning prices I would never touch it

OSR is what I used, after bragging about a product in a previous product and you guys mentioned it. ....I have several things on the truck for urine but have since turned to the OSR because of you guys in an old post of mine. The yellow is discoloration, It just about destroyed the carpet. I slow flushed it and seen right away the color was ruined....the sliding door at the top of pic lets in lighting too that hurt the scenario. Over all I was happy but wanted to really fix it correct...I charged my regular rate and then $100 for the treatment and extra attention. That was more than I figured they would do....the main thing here is the dogs were on it before I left! its probably soiled already. Honestly if the carpet was mine I would have tossed it out, cleaned and sealed the floor then new!...dogs outside! The whole job was two hours from arrival to wrap up and a $340 ticket. The work it got me was worth something too.

This was the most of what it looked like, so it wasnt all bad.
here is a bad room, but not nearly as bad as the pic I first showed. This carpet was good in places and bad in others as far as wear goes.

Here are my options for customers with pet urine problems. If you don't have options, you will lose work IMO. #2 and #3 is the most common. each has its cost but #4 is very flexible due to people not having the option to pay for the others.
1. Replace Carpet, Replace Pad, Clean sub-floor, Seal.
2. Pull carpet, Remove Pad, Clean sub-floor, Clean backing of carpet, Seal, New pad.
3. Surface extraction w/ water claw.
4. Topical treatment only.

OSR makes for a really good prespray booster as well....3-4 scoops in my 7 qt sprayer and I can knock out a lot of those funky smelling carpets along with a color boost.

I like to do that too Rob, but on jobs that are paying well enough to warrant it. Sometimes I get the tight job....I always get my rates but sometimes they are bad and they are not down for the extra.....then its just a cleaning.

OSR/miracle is a staple in our pre spray on about 90% of jobs. Always at least 2 scoups.
I was out the other day and did a really dirty one with just pre spray and it cleaned great but had to do spotting during the cleaning which was really annoying, almost never ever have to spot anything except reds, rust.
when you mix it in a good pre treat your carpets will come out brighter, cleaner, easier.. and pretty much all those random unknown stains lift out with 1 pass.
much prefer this to ever using a liquid peroxide, actually my life got 10x easier the day I decided to never buy swimming pool peroxide again

yes if that was somehow my carpet I would never clean it... some customers just dont understand how bad it really is and they could go get a remnant to fit that room for probably less than what I would charge to clean it.
I carpeted my connected garage at my old house and got nice pad and builders grade for $180 at home depot, it was about 14x20
Its a tough situation for those homeowners that let their animals run the house, if they replace it will just get pissed on again. I usually suggest after a big pet treatment job that they go buy those puppy training pads and lay them near the door then eventually outside the door.

The funny thing is that Pro's Choice once told me that I should never use OSR as a booster and shouldn't suggest it to others. I guess you can't keep a good secret in this industry?

For the price I don't know that I could have done any better. It smells much better and looks way better than the pics show.

Just make sure that you add it to the mix and not the other way around. If you add it to the sprayer and THEN add hot water......you will end up with a volcano instead of a sprayer.
The first time that I tried it was on a small stain when I started and forgot my actual stain kit. I threw a scoop into a plastic pitcher and then added 200 degree water right off the machine.
I could have made a snow man out of happened next and it didn't stop for 30 minutes.
I looked like a complete idiot, but I doubt I was the first nor the last to make that mistake.
