I was online looking at businesses for sale in my area. It's funny that people start a little side business and because of other interests decide to sell. And they will describe it as a great opportunity for a motivated, organized, go getter with a little bit of money to invest as a great opportunity. With unlimited potential. What they're saying is; I started it, don't have the time, not making enough, it's more work than I thought, and I'm trying to get rid of it.
BUT, you can make it work!

I do the same thing when bored....must be something in the genes. Most of the time they are bars and you forgot the biggest claim, the big profits that it makes. Of course if that was true, they wouldn't be getting out.

There are some good ones out there though. There is a local broker that lists businesses for sale and sometimes they seem like great deals. Most of the time it is due to the owner retiring.
We have an entire college campus (Dana College) that lost their accreditation due to some paper work mistakes and it caused them to shut down. They sold the entire campus to include the athletic facilities, dorms, classrooms, Dean's house, and about 42 acres of undeveloped land around it for 1.5 million dollars.
So far, they have converted the dorms to cheap apartments and are trying to re-sell it to another college institution in the area. At that price, the new owner is going to make one hell of a profit!

Around here they open up satilite branches. WSU on our east border have several in central Washington. My wife went to the WSU campus for her nursing degree: 200 miles apart.
Some bigger university should have some interest.
Heck, go in, put an offer on the campus; then find a big college to buy your 'offer' from you. You Sell them on the idea of a branch/ satilite campus.

Did you hear about the Michael Jordan bar-n-grill? Closed down, everything went into storage. He defaulted in the storage payments. Someone swooped in and got it at auction. $100,000's + in memorabilia. Oh man! Somebody got fired for that one.
Im on storage company list and I get a call every time they have an auction. Ive only attended one and it was mostly junk.

In this part of the World, the only thing you will find in a defaulted storage are bodies.

You cant be too quick to discredit a legit business for sale! many successful businesses will be sold because of retirement, overwhelmed, passing of the owner....etc! I sold a website that was generating over 12k a month in sales mainly because it grew so fast I couldnt get full control of the backside of the internet....I owned a company and added website sales as a backdoor approach to my product....we sold many through the website but it took more work than my whole other end of the company....mainly had little knowledge of internet at the time. The product I owned and manufactured needed a very specific saw blade....the only company at the time that made a good one was the very domain name I owned and sold thousands of blades at a discounted price....when they came for the discounted blade they seen my product and increased my sales....it was only a tool for me....I didnt want the work from the business end.....sold it and the guy kept all products on line and then made a percentage of selling my main product.....so its not always a fail! He went on to make a full blown internet company selling thousands of tools online for roofing and concrete companies.
