looking for a new place and my god how annoying... anything that looks good or decent, 30-50 offers
anything in seattle no way, 300k only buys you a 900 sq ft run down shack on a small lot.
Found a few that were awsome but its instantly a bidding war with all these out of state people wanting to move here
Its such a battle, anything that could be bought for cheap and fixed up to equal a nice house for my budget is hounded over by house flippers
anything fixed up and decent is showing like 40 ppl in the first weekend.
wish I lived in a place where you could have a monster house on a lake for 300k but then there usually is no work, all this real estate market bs is great for business but terrible for traffic and terrible for anyone like me who needs to find a place and doesnt have 500k to spend
ive looked at like 300 homes in the last week online and in person some, getting burnt out..

Housing in the Midwest is pretty cheap and that "monster house on the lake" is possible for 300k.
The only problem with that is that homes aren't worth much around here either. Great when you are buying, but terrible when selling.
You could try my "sex offender trick"? Search the State database for registered sex offenders that are over 65 years old. Then find the largest house next to them and make a low-ball offer.
Once prospective buyers realize that they will be near a sex offender, they will walk away from the deal. They will never get another offer to counter yours. Buy it, hold onto it and when that guy dies.....you will double your money when you sell.
Sounds kind of evil, but it worked for my present home which has gone up 125% after the neighbor died. I am trying to decide if I want to keep it or sell.....leaning towards selling.

Same thing is going on around here, many many offers, and properties often selling for well over the asking price.

Lol I like the idea of the sex offender trick... but I think with how aggressive the market is here people wont even check on the sex offender thing if they want the house.
maybe ill give it a try, do the real estate agents or the seller have to disclose whether there is a chimo next door?

They have to declare it if they know it. I went in and made sure that they knew it...even spoke with the neighbors about it to make sure all were in the loop.
They were happy to accept my offer after that. Think about it, who is going to move into a 2-story 5-bedroom house except a large family and which one wants to live next to a sex offender?
Offered 40 cents on the dollar....moved in a month later.

damn 15yrs ago and burned. makes sense though Queen anne is super expensive
Found 1.5 acres only a few miles north of the city, it has new development cookie cutters all around it and the land isnt perfectly flat
We have laws here that developers have to leave a certain amount of "green" in any given area, they cant just make it solid new houses for blocks some trees have to remain.
looks like this property is there because its already too developed on the blocks surrounding it.
The house is smaller but 1.5 acres anywhere near the city is super rare and prob would never be available again. Going to try and snatch it up if possible but they will need to come down a bit on price

Still deals out there....the estate used in Magnum PI just sold for less than market value, so you just have to keep looking.
