Best odor fighter
At some point over the next few weeks, I am going to be cleaning about 3,000 sqft of commercial that smells like death. Well, that may be a little harsh, but it is decade old carpet that is exposed to bats, alligators, and heaven knows what else without any cleanings.
Hard to describe the odor, but I'll try:
Damp canvas, pickle and shrimp brine, cabbage, dirty gym socks, and a touch of chicken coop all rolled up into one. Can you sort of get the smell that I am describing?
The space is kept very dark most of the time and is always very humid, so it is a perfect home to most bacteria and molds. It has also had probably a quarter million people walk across it over the years spilling / dropping all sorts of things. Just a great playground for a cleaner!
The trick is going to be able to not only get a very heavily soiled carpet cleaned, but to remove the odor without introducing any masking odors as the critters that live there are pretty sensitive to scents. I would never get away with an antiseptic smell or anything flowery....just need a neutral smell when you walk through the building.
I can think of a few ideas, but it would take 2 separate cleanings to achieve it and the price margin doesn't allow it. So, it will have to be accomplished using one pass (cleaning and deodorizing).
Right now, I am considering a very strong mix of S/O and O3 water, but I am considering all options. I normally hit commercial carpets with Extreme Clean boosted with OSR. This combination has done a great job at removing dirt, stains, and odors, but there is still a bit of harsh odor to the Extreme Clean left behind.
Any really good options?

Re: Best odor fighter
Is sounds like your cleaning a toilet. I have a feeling once you wet it its going to blow up on you.
Re: Best odor fighter
I'd use S/O for Odors if you want guaranteed odor removal........it's never failed me on ANY type of odor. The only problem could be, it's likely to leave a lingering scent.
If that's just not workable, for guaranteed odor removal,.....then I would use KleenRites No Limit®, which has no lingering scent, but I don't think works as well either.

That's where S/O Odors really shines, besides always removing the odor.........By adding to your pre-spray mix, the odor never gets worse when you wet it, like most do. Instead it immediately neutralizes and removes the odor.

Re: Best odor fighter
Wasn't my experience with urine hence the use of S/O/O but then the the scent way too strong had t stop using it.
I can tell you that Procyon kicks S/O ass and don't need to boost with HP

Re: Best odor fighter
I prefer to pass on both and use matrix miracle to actually kill the odor
Ill never forget the triple call back asian lady, what a nightmare or the poor old lady who was getting dizzy, or the kids that were getting massive headaches
funny when you get a tiny drop on your skin and you smell like cheap drug store perfume for days

Re: Best odor fighter
I've never been a big fan of masking scents...there are some that I really like, but it still has to be light. I'm really just looking to knock out the soil and odor efficiently without multiple steps.
I just returned from the grocery store which sits behind a buffet restaraunt. The smell behind the place was terrible. Always being the curious type, I went behind the buffet to check out the grease tanks and trash....smell was bad, but not the same. I smelled rotted flesh, but I couldn't find the source.
I finally gave up and headed for the store......and there was the source of the stench. In the back of an old 1970's era truck were 2 adult cows dead and bloated in the 97 degree sun. They were about to burst by the looks of them.
The best part was that the owner was returning with his groceries. I asked him about the cows and how he could have an appetite with that stench right behind his seat?
His reply: "I don't even notice it any more."
People deal with odors in such a vastly different way. Trying to design a scent that everyone will love is impossible and you can be sure that there will always be those that find your favorite to be the most offensive odor ever. That is why I try to avoid leaving any scent behind.

LOL doesn't take much
Re: Best odor fighter
I would go with a prespray consisting of an enzyme and include an an oxidizer boost like H202 if an oxidizer is not already a component of the prespray.
Stiff dose of Odoban lavender in your prespray and heavy in your rinse.
Not only deodorizing properties, but also disinfecting properties via quat amomium.
10 bucks a gallon from Homer depot.
With what is most likely a very high and potentially very "active" organic soil load, I would be careful adding any amount of moisture that does not have some form of basic anti-microbial properties within it.
The fact that it smells as it does not only indicates moisture, but most likely organic activity ripe for some more additional moisture..
Adding additional moisture void of any anti-microbial properties to such an environment, that will also most likely face a extended dry time and poor ventilation may set that place off big time.
An stiff anti-microbial component would be a must for me as well as clearly communicating an aggressive drying/ventilation plan or you'll be back there before you know it because the customers perception will be that YOU made it worse.

Microban if you have deep pockets.

Re: Best odor fighter
Sound advice and that reminded me to come up with a ventilation plan as this place is pretty sealed off.
I guess it is time to drag out the typhoon fans and ducting. I'm glad you brought that up, I wasn't thinking about it yet.
