Hey guys, new here. We have a commercial building we just took over and the grout is very neglected. If anyone can give me product and equipment tips I'd really appreciate it. We've tried a peroxide and a base board stripper along with grout brushes and a chair wand hand tool for pressure cleaning but it still needs some work.

Wondering if the KaiGrouter works? Also if anyone's used the realcleaner's counter tool? thanks!

Are you talking floors or counters?

Do you have a spinner? Nothing works as well as a spinner for large areas.

Hi Ken,

I was referring to the grout in the ceramic tiled rest room floors and base boards. the spinner might be a good idea for the floors, what about the base boards?

how about chemicals? thanks!

Jeff,
Is there a lot of urine deposits on the grout or is calcium deposits? Not sure if you need something right away that you can purchase locally. If you need something right away want to do it manually. You can purchase a brass hand held grout brush at home depot for the baseboard grout

 If your looking for a heavy duty degreaser you can get Purple Power at home depot pretty stinky stuff so make sure you ventilate or usea respirator if an enclosed area. If your looking for something on the acid side get the Zep Commercial in both cases let it dwell and ventilate or use respirator especially in an enclosed area like a restroom.

Now if you can wait and can purchase tools and cleaning solutions at a later time we can make more recommendations.

The hand held brush looks similar to this one

I just spray the baseboards with the same formula and hold the spinner at an angle to spray them. Other than that you'll need one of the hand held type or counter tools.

If it's a bathroom, an acid like Mo mentioned is your answer. Once that hits that piss it will from and you can scrub then follow with the spinner. Bingo. Check please.

Thanks Mo! I can wait and want to purchase tools and solutions as you folks make suggestions. there isn't a lot of urine but the grout is white/off white and just has years of dirt ground in. we're looking for an efficient combination of tools/solutions. thanks!

If it's in the bathroom you got urine. No alkaline, spinner, or scrubber will budge that. It take one time to learn that one. Once ya find it you never forget. Also it gives the best before and after results.

A janitorial guy that I know uses a hydrochloric acid cleaner for the urine, then uses floor stripper after. All done with a mop and bucket. He says to rinse really well after step, keep the air moving for ventilation and suit up well. It's more work than with the cool tools but can get the job done.

Thanks once again guys for all of your kind and helpful tips! This site is great! The brass hand brush worked nicely but there were so many rest rooms it was taking a long time. We purchased a kaivac grouter wand which hooks up to one of our extractors and a peroxide cleaner. with dwell time the kaivac sprayer tip blasts the grime out of the grout, works just fantastic and the floors look brand new! for the tough to reach spots the kaivac gatlin lance gun, which also hooks up to the extractor finishes the job! Another happy client! Woohoo!  Wink
